Modular Construction is Up Nation Wide

Not only is interest in modular construction up in Virginia, it is up country wide. Why? More and more people are becoming educated in home construction options while making their decision to build or buy.

In a world where we have grown accustomed to immediate gratification with higher quality, modular homes are the perfect solution for many. High quality, custom designed, faster build time and more energy efficient modular construction has increased in Virginia and nationally.

According to the recent data, modular home production for the second quarter of 2012 is up 5.6% over the same time last year. The first half of 2012 shows an increase of 9.3% from the first six months of 2011.

6,325 modular homes were produced in the first half of 2012. This includes both single and multifamily housing units. Modular home construction in 23 states show increases for the first six months in 2012. Based on current information available, 2012 twelve month modular activity is projected to be about 13,300 homes, a 9.4 percent increase over 2011.

Are VA Loans Available for Modular Homes?

VA does offer loans on manufactured housing for eligible veterans. But not all vets are guaranteed a loan. If you have trouble locating a lender for a manufactured home contact a modular home dealer in your area.

It is easier to locate VA and other forms of financing for modular homes versus mobile homes or manufactured housing.

Modular homes are a home built in a factory and then moved in pieces by truck to the building site where it is assembled and permanently placed on a foundation. Modular homes can be financed by a real estate loan. More residential lenders are willing to lend on real estate that has a modular home than they are other forms of factory built housing.

Stick-built homes get mired down with uncontrolled factors such as weather that can drive up costs and throw off schedules.

The construction of modular homes can provide home buyers with considerable cost and time savings, and a superior home. Today, with heating and cooling prices on the rise, modular homes are more popular than ever.

Modular Homes are More Energy Efficient Homes

Energy-efficient modular homes can save consumers $4.6 billion in energy costs over the next 20 years according to a new study released today. The study highlights the economic benefits of energy savings for the 17 million people living in modular homes across the country.

In modular homes, energy efficiency not only cuts energy waste, but it can also dramatically improve the modular homeowners’ economic stability. Energy efficiency can alleviate onerous utility bills, particularly among those living in extreme climates.

"We found that energy costs are salient for residents of modular homes especially retirees living on fixed incomes. For these residents, energy savings yield immediately tangible benefits by freeing up cash for other uses," said ACEEE Buildings Program Director Jennifer Amann.

In the manufactured housing industry, it was found that "By using building techniques like higher insulation values, energy-efficient windows, and improved duct sealing, we can build modular homes with energy performance exceeding that of site-built homes. We found that high-efficiency heating and cooling equipment, lighting, and appliances can save substantial amounts of energy as well."
