There are many homeowners who are contemplating downsizing their homes. There are many reasons for downsizing, the most common being the children have moved out. Perhaps you are looking to stay in the same town or remain near the community you have grown to love over the years, or perhaps you want to move to the waterfront.

Building a modular home may be a great choice for you. Thereare many styles and floor plans that will fit your needs. And building a modular home is cost effective, efficient. Also, downsizing can save you tax dollars.

A ranch style home, our favorite being the Austin, single story living at its best! This quaint three bedroom, two bath home offers a large master suite complete with a walk-in closet and a master bath featuring a garden tub. The foyer opens into a spacious living room/dining room combo, providing an abundance of space for entertaining or simply relaxing.

If it is the waterfront that draws you, we have vacation home floor plans to suit your needs as well. The Southport is one of our most popular vacation home floor plans. This quaint Cape Cod home with its charming front elevation features almost an entire wall of glass, bathing the great room in the front of the home in natural light, thanks to a towering vaulted ceiling. The large master suite is to the left rear of the home and offers privacy while an extremely open great room, dining room and kitchen area on the opposite side offers a gathering place for family and friends.

Then of course, we have the traditional cape. The Kingston, has a combination breakfast nook/kitchen design makes this area of The Kingston the gathering spot of the home. A bathroom, two bedrooms and an expansive living room complete the first floor. Two bedrooms and the home’s second bath complete the suggested second floor.

How Much do Modular Homes Cost?

We get this question all the time.  "What is the price of a modular home?" Just like with stick built homes, so many things come into play in making this determination.

Ranch homes generally cost more per square foot  than a two story home. In the end however, they end up having a lower final price because they have less square footage. The fixed costs: foundation, site preparation and septic, all cost the same no matter what style home you build. Two story homes  use a smaller foundation. However, the square footage is greater because you have more than one floor. The larger the home, the more modules you will require, and more modules means higher costs. When you customize the modular floor plan, the costs increase as well.

Modular manufacturers have factory model homes which cost less than custom designed homes. Obviously custom designed homes will cost more.

There are many different home styles and floor plans to consider when you are building a new modular home. You have the option of a standard floor plan or you can have your house customized however you would like, in the actual layout, or in the interior set up. Further customization can be done as well. In the kitchen an island or wine rack could be added, columns could be added to the living or dining area and transoms and side lights could be added to the front door. Perhaps you are interested in entertaining, a rock surround can be added to the fireplace and an opening for the television could be added to the wall above. There are so many special features to add to your new modular home, inside and out, we can’t even discuss them all here. Every Tidewater Custom modular home is carefully crafted and tailor made to the precise requirements and specifications of the consumer.  Our floor plan design process starts with a host of different home styles  and floor plan templates that we customize in close consult with our clients. Two of our most popular styles are the Cape Cod and Ranch style homes.

Ranch: This type of modular differs quite significantly from the Cape Cod variety, whereas the Cape Cod variety features a second story to the home, the Ranch does not. The Ranch style home offers a horizontal (vice vertical) orientation.  The emphasis here is about effective usage of space rather than large rooms, and one of the most readily identifiable aspects of this type of modular home is the notable presence of a basement. Ranches are also very popular among families, as the generous number of bedrooms makes it far easier to accommodate the children.

Cape Cod: This particular style of modular home features warm wooden flooring and stairs as a prerequisite, along with a carefully sloping roof, which will feature any number of dormer windows and will tend to make use of a rather minimal footprint. Complete with large-scale garden and greenery both from the front and back of the home, these types of modular home feature at a minimum, 1000 square feet of floor space. Given that they tend to include a maximum of two bedrooms, they may not be well suited for large families; Perfect for a couple or even a vacation home.

However, there are countless decisions to make and questions to answer before your vision can become a reality.

After choosing the location, one of the hardest decisions will be whether to build a one-story modular home or a traditional two-story custom modular home. This is something that only you can decide. It mostly depends on your needs at the time you make the decision. For instance, a single person will have completely different needs than a family with children.

    • A two-story home is built on a smaller foot print
    • For a custom home builder, two-story homes are easier and cheaper to build
    • For families with older children, the stairs might become an advantage. They offer greater separation of living areas
    • Even the inconvenience of going up or down the stairs can be turned into a positive by exercise enthusiasts. They consider the trek a form of daily exercise
    • A vacuum cleaner feels a lot heavier when you have to drag it to different floors
    • The luxury of a two-story home gives you confidence and security
    • Two-story residents feel safer from the threat of a burglar
