Get a New Home without Dealing with the Housing Market

Joseph Coupal - Thursday, August 25, 2011

In Virginia, the housing market is in a slum. Because of this, many homeowners are hesitant to put their houses on the market for fear they won’t get the asking price or that it will sit on the market too long. What about building your new home?

There are many homeowners out there who think that building a home will take too long, or be too stressful. However, building a modular home takes those two issues out of the equation.

When building a modular home, from the decision and design stage to actually moving into your new modular home, the process can take as little as 10-12 weeks. That is much sooner than it would take to sell your house.

Once you decide on a home style and custom floor plan along with your add-ons (hard wood floors, deck, etc) we will present to you how much this modular home will cost you. Once you have that proposal, there will be no change in the cost of building your home. What you see in what it costs.

When building a stick-built home, the cost of construction is constantly changing. This is one of the main reason why building a home can be so stressful.

Contact Tidewater Custom Modular Homes if building a new home seems like the answer you have been looking for.

Modular Home Floor Plans can be Customized

Joseph Coupal - Thursday, April 14, 2011

Having a modular home built is one the most cost effective ways to build a new home. The floor plans are easy to view, and there are many options to choose from when it comes to picking the perfect floor plan. Whether you need a floor plan for a ranch, a vacation style home, or Cape Cod Style, modular homes can be built for your needs. Many people have a misconception that modular homes are cookie cutter in style. But, did you know that modular homes can be custom designed? Our floor plans are designed by builders and architects in order to maximize the space and practical use.

Often, when people think of modular homes they think simplistic, nothing special, and undersized. However, this is far from true today. Manufactured homes are well made, versatile and customization is available in the layout and design. Although we have floor plans for many “in-stock” homes, modular homes are not limited in design and can range from 1000 square feet to 4000 sq feet and up. Additionally, if you already have a floor plan but have opted against a traditional stick built home, or are investigating your options in modular homes, many floor plans can be modified to accommodate modular home construction.

Modular homes are for those who want a new, beautiful home with a controlled budget, and they want it in less time than it would take to build a traditional stick built home. When considering a new home keep in mind that manufactured or modular home plans are easily customized, with varying amounts of square footage and multiple bedrooms to meet your needs.

Is There A Difference Between Modular Home Loans From Traditional Mortgages?

Darren Kincaid - Wednesday, November 24, 2010

If your dream is to build a modular home on your land, you may be wondering what kind of mortgage you will need to achieve it. In this case a modular home loan is different from a typical mortgage. The most common mortgage for people building a new home on their land is a Construction to Mortgage loan, or Construction to Permanent loan. As the name implies, the loan starts out as a construction loan until the modular home has been placed on your land and it has been completed and inspected. At this point, the loan can be converted into a more traditional mortgage.

When looking for a lender for a modular home loan it is advisable to find an agent that has some experience in this type of mortgage. For one thing, there are still some lenders that are unclear on the difference between a modular home, manufactured home, or mobile home. Overall, many more agents have become aware of the difference and even point out to their peers that they have worked with modular homes and have found many to be superior to stick built homes. So even if you do run across a lender that is not familiar with modular home loans you should not be discouraged. There are plenty of qualified lenders that are very knowledgeable and would love to have your business.

One unique thing about modular home loans which makes it important to have a lender that has experience in this type of loan is that the payment schedule must include a payment to the manufacturer for the total amount of the home at the time it is delivered to the home site. This is only a portion of your total cost, but generally the manufacturer will not release the house to be set on the foundation until it is paid for in full. As long as the bank is aware of this and has provided for it in the payment schedule this should not pose any problems. There are many banks that have extensive experience dealing with modular home loans. Some seem to favor the builder more, some the home buyer. Ideally, the loan should allow payments to the builder in a timely manner so he has the money he needs to complete each step of the process, but still leave the builder with the proper incentive to finish the job on your timetable.

Thinking Of Buying A New Custom Home? Make Sure You Have A Budget Plan

Darren Kincaid - Wednesday, October 27, 2010
The development of a household budget is a must activity both before you build a home as well as during your ownership of that home. By preparing a budget you can better focus on mortgage payment goals and how the new house will affect your total expenses. Maintaining a budget during the time you own the home can help to prevent potential financial disasters as well as point you in a money saving direction so you have more funds available for those things that you need or want. Some of the items and information you will need to develop your budget are:

  • All current monthly loan payments.
  • All other monthly expenses
  •  Records of variable expenses from the last 12 months. This will give you an estimate of your monthly expenditures.
  •  Records of annual or semi-annual expenses
  • An estimate of what your new mortgage payment will be.
  • Records of other non-fixed expenses for the last year.
  • Records or an estimate of personal expenses
  • Having a current copy of your credit report can be very helpful. Not only will it reveal any inaccuracies in your credit history, it will also give you a clear picture your monthly obligations. You can get a free copy of your Credit Report once every year at the official credit report government site.
Be realistic in your budget assessment. Make provisions for possible increases in some items. Then, look for ways to get and maintain control over your budget. Most people spend 10% more than they make! You probably know how much money you made last month, but do you know how much money you spent? Or do you know how much money you have left to spend this month? If you don't you're not alone, most people have no idea. The fact is most of us spend 10% more per month than we make.

Once you have prepared your budget the next step is to look for the dream home of your choice and what better way than to use a Tidewater Customer Modular home as your choice? Contact us today to see our floor plans and how we can help to make your home a reality.

Tips on How to Prioritize Your New Modular Home Construction Budget

Joseph Coupal - Thursday, August 26, 2010

Over the years, through research, we've compiled a list of the most common regrets that new home owners have about their property.  We have a great track record of complete buyer satisfaction in part because we take the time to consult you on how best to proportion your home building budget.  Some of the "lessons learned" below are just simply must do's.  Some are things we think new home buyers should strongly consider for budget prioritization.  Look the list over and then call us as there are is so much more to consider.  But for now, consider this:

  • Build floor joists at 12-in. on center versus the traditional 16-in. The stability of the floor and feeling of structural rigidity are a simple thing and overlooked by most people. The additional cost is fairly small, but well worth it!

  • Nine foot ceiling heights. The feeling of expansiveness is great and the additional cost is value based.

  • Comfort height commodes. Size does matter and a few inches in height contributes to your comfort greatly, hence the term comfort height.

  • Upgraded door hardware and solid core doors. Again hollow core doors work just as well, but can't compare in imparting a feeling of quality.

  • Using a quiet floor system and gluing the wood flooring in place wherever possible.

  • Staggered 42-in. kitchen cabinetry.

  • Utilize 18-in. floor tile if the space allows. Again it is a small thing, and more difficult to install, but it's something you see up close each and every day. So prioritize quality here.

  • Upgrade the windows as nothing cheapens a house as skimping with cheap windows.

  • 2-in. x 6-in. exterior framing. The energy savings created by the increased insulation cavity will pay for itself in no time.

  • Ample high hat recessed lighting. Again the showcase type effect is great and additional cost is minimal at construction.

  • Energy Star, Green or LEEDS Certification... the energy savings are truly amazing.

These are just a few tips on where to prioritize your new home budget. We will spend hours together with you on these and other subject when the time comes for your to build your dream home with us at Tidewater Custom Modular Homes.
